More than £300,000 is being invested in local infrastructure and facilities in Heighington by Bellway.
The housebuilder is contributing the money as part of its Meadow Rise development, which is providing 75 new homes for the local area.
The development, off Walworth Road in the village, comprises 60 three and four-bedroom detached houses for private sale and 15 two and three-bedroom affordable homes for local people.
As part of the planning agreement for the development with Darlington Borough Council, Bellway is investing £229,125 towards improving education provision in Heighington, and £78,900 towards enhancing and maintaining walking and cycling routes in the area.
Further payments include £15,000 towards the creation of ten new parking spaces in Heighington, £6,762 towards improving existing sports facilities on the playing fields and £5,000 to improve bus stops in the village.
