Property consultants Harris Lamb are marketing a 10.92-acre site in Gloucester with outline planning permission for up to 85 new homes.
The business, acting with CBRE on behalf of Wilsgrove Developments, is inviting bids from local and national investors and housebuilders. The parcel of land is part of a wider two phase development site of 16.56 acres.
James Willcock, of Harris Lamb’s residential land team, said: “This is a prime development site and one that we are excited to be bringing to the market. It is in a desirable location, being to the south west of Gloucester City Centre, with convenient access to both the motorway and rail networks. The site retains a countryside feel being on the edge of the Gloucester city conurbation and close to the River Severn, yet is positioned close to existing residential areas, numerous amenities and places of historical and cultural interest.”
Harris Lamb has indicated that it has already had a number of approaches from potential purchasers. Due to the level of interest a bid deadline has been set for the 15th September.
The site, within the village of Hempsted, has the benefit of Outline Planning Permission all matters reserved with the exception of means of access for up to 85 No. dwellings (approved 28 June 2017 – Ref No: 12/00725/OUT).
The planning permission is subject to two Section 106 Agreements which provide for 7No. Affordable Housing units (5No. Affordable Rent units and 2No. Shared Ownership units) and financial obligations totaling £538,163.
