Terra secures a promotion agreement for a 47-acre site in the Staffordshire village of Acton Trussell

Terra Strategic has secured an agreement to promote a 47-acre site for residential development in the historic South Staffordshire village of Acton Trussell. The site is located on the southern edge of the village and could accommodate much-needed new local amenities, as well as a significant number of high-quality homes.

Located off Penkridge Road, the site is four miles south of Stafford, three miles north of Penkridge, and within walking distance of the Cannock Chase Area of Natural Beauty. The traditional village is popular with commuters, due to its close proximity to Junction 13 of the M6 Motorway.

Terra will work with South Staffordshire Council and Acton Trussell and Bednall Parish Council to explore the provision of new local amenities and the housing mix which could best suit the needs of the village. It will then be promoted through the Local Plan process. The development opportunity was introduced to Terra by Shropshire-based Griffin Land.

James O’Shea, Managing Director of Terra Strategic said: “This site presents a fantastic opportunity to create a high-quality development in order to deliver a sustainable extension of Acton Trussell. The village is currently lacking local amenities, meaning those that live there need to travel to access basic provisions and community services. The new homes and facilities that this 47-acre prime development opportunity could accommodate would add new vibrancy to the area and fulfil housing needs within this idyllic part of South Staffordshire.

“This expansive well-located site could help South Staffordshire District and the wider region to fulfil its five-year housing supply targets, while significantly enhancing the sustainability of this traditional village in the process.”

The 47 acres of land stretches to both sides of Penkridge Road, which is a main route into Acton Trussell village. The grounds of St James Church – which dates to the 13th Century – adjoins the land boundary, presenting an opportunity to create new Public Open Space within the immediate vicinity. There are an additional 32 listed buildings within the Parish, which characterise this popular and picturesque rural community. The River Penk also meanders between the village boundary and the M6 Motorway.

Terra Strategic is an experienced residential land specialist, which enters into agreements with landowners and then pursues, funds and secures an agreeable planning permission. It also has the financial resources to secure land with or without residential planning consent to assist landowners looking for a quick sale process.

Terra Strategic has a national reach, having recently secured additional residential land in Bedfordshire, Gloucestershire, Herefordshire, Nottinghamshire, Oxfordshire, Somerset, Warwickshire, The West Midlands, Wiltshire and Worcestershire.
