East Lindsey District Council has approved plans to accommodate more two and three-bedroom homes at a development in Alford.
Chestnut Homes submitted the application in response to the growing demand for smaller semi-detached properties at its Bridgeways site off Willoughby Road.
The decision will enable the housebuilder to deliver a wider mix of two, three and four-bedroom houses among the final 19 homes for sale at the development.
It comes after all the two and three-bedroom semi-detached houses originally proposed for the 103-home development had sold out.
The updated plans will replace six detached homes with three semi-detached three-bedroom houses and four two-bedroom properties.
Helene Key, Sales Manager at Chestnut Homes, said: “The events of the last 18 months have had a profound impact on the housing market in a number of ways, and we have seen the effects of that at Bridgeways.
“While the larger detached houses at the development have proven popular with families, including several who have relocated to the county in search of more space post lockdown, we are now experiencing a growing demand for smaller two and three-bedroom houses.
“This demand is largely coming from younger first-time buyers who are now in a position to get onto the property ladder sooner than they had anticipated after saving up more money as a result of reduced spending during the pandemic.
“By responding to this shift in the market and altering the mix of houses on offer in the final phase at Bridgeways, we can ensure that we deliver the right balance of homes to meet the requirements of buyers in Alford and the surrounding area.”
There is currently a selection of three and four-bedroom detached homes available to purchase at Bridgeways, with prices starting from £194,950. The additional range of two and three-bedroom semi-detached properties are due to go on sale in the coming months.
