Green light awarded for Homes England affordable housing scheme in Telford

Living Space Housing has received planning approval to deliver 39 affordable homes on behalf of The Wrekin Housing Group. The 6.3-acre site located off Majestic Way is being acquired from Homes England with the land sale being managed by Telford & Wrekin Council as part of the Telford Land Deal.

Work will start on site within a matter of weeks and Living Space will deliver the construction contract in its entirety. The first homes will be available for occupation in 2021 and the project is anticipated to have a development value in excess of £7million.

Steve Davies, Managing Director of Living Space Housing said: “It is very pleasing to be working with The Wrekin Housing Group, Homes England and Telford & Wrekin Council to bring forward this residential development site, which is within easy reach of Telford town centre. This significant land deal was secured during the spring – in the height of the first UK-wide lockdown, when it became apparent that the global pandemic would see the demand for affordable housing rise to unprecedented levels.

“We are grateful for the support from all parties to achieve planning consent and our team have put the preparations in place to commence construction imminently. We will then be able to work with our local supply chain to deliver another 39 high quality affordable homes to The Wrekin Housing Group.”

The Majestic Way site is located within the established residential area of Aqueduct, less than two miles south west of Telford town centre. Aqueduct forms part of Telford’s urban area and benefits from convenient access to a wide range of educational, retail and leisure services and amenities. Majestic Way is well served by bus routes into the town centre and the A442 (Queensway) is close by and connects with the M54, which leads to Shrewsbury and Birmingham. The UNESCO World Heritage Site of Ironbridge Gorge is only two miles from the scheme.

Living Space is a development-led residential planning, design and construction services solution for Registered Providers, PRS Funds, the NHS, Universities and Defence Estates, which provides an end-to-end service, enabling more homes to be delivered with greater efficiency. Having launched to the market last year, the company is already on site at its first four developments. It has a total of 484 residential plots under construction or in the planning system across the Midlands, Bedfordshire and Oxfordshire, representing a combined construction value in excess of £80million.

By providing an end-to-end service to Registered Providers (RPs), it enables them to deliver more homes with greater efficiency. Living Space can also assist RPs by delivering open market homes in order to help with a scheme’s viability. This enables Living Space’s clients to be able to focus on the funding and management of high-quality homes for their residents.

Living Space’s live development sites comprise 38 homes located off Park Road in the Malinslee ward of Telford for The Wrekin Housing Group, 26 homes located off Britannia Way in central Telford for Accord Housing Association, 51 homes at Malvern Oaks in Cradley, on the outskirts of Malvern, Herefordshire and 48 homes at the former Victoria Carpets Sports Ground on the outskirts of Kidderminster town centre in Worcestershire. The latter two are in conjunction with affordable housing provider Stonewater.
