Hayfield has entered into an Option Agreement for a 3-ha (7.5-acre) site within the Parish of Stoke Mandeville, which forms part of the Aylesbury Garden Town Masterplan. The land is allocated for housing in the emerging Vale of Aylesbury Local Plan, as part of a wider allocation for around 1,000 new homes to the south of Buckinghamshire’s historic county town.
The draft Local Plan has been in preparation for several years and some development is already underway prior to the Plan’s formal adoption, which is anticipated to be determined in 2021. In addition to the 1,000 new homes, a new primary school, local centre, green infrastructure, the South East Aylesbury Link Road and various other community facilities are proposed, as part of the 95-hectare ‘Garden Town’ expansion of the local area.
Hayfield is working with Buckinghamshire Council to bring forward a planning application at the appropriate time for 60 open market homes and 20 affordable homes on the vacant site located off Lower Road. The site was introduced to Hayfield by London and Hertfordshire-based Drake & Co Property Consultants.

Hayfield has proactively chosen to install Air Source Heat Pumps into all 80 homes in order to significantly reduce carbon emissions and deliver energy cost-savings to the future residents. Energy-efficient underfloor heating will also be installed into all 60 open market homes.
The Lower Road site is in a highly sustainable location, within easy walking distance of Stoke Mandeville Hospital, the local primary school, Post Office, two community centres, playing fields and the mainline train station, which provides a 52-minute commuter service to London Marylebone. The centre of the ancient market town of Aylesbury is three miles away and offers an array of large town amenities.
Despite the ongoing challenges brought about by the Coronavirus pandemic, Hayfield – the UK’s Best Small Housebuilder (Housebuilder and WhatHouse? Awards) – will deliver 165 luxury family homes in 2020 and is on track to deliver over 300 during 2021.
Live sites include the flagship Hayfields site in Southmoor, Oxfordshire, which comprises 74 luxury homes. Also under construction in Oxfordshire is Hayfield Green, where 66 luxury houses and bungalows are being developed on a 21-acre disused RAF WWII Airfield in this historic village of Stanton Harcourt. In the small market town of Southam in Warwickshire, the final phase of Hayfield Grange has sold ahead of the build programme. The popular development comprises 51 family houses and bungalows.
Elsewhere in Bedfordshire, Hayfield is delivering 105 luxury homes close to English Heritage’s Grade I listed Wrest Park Estate, which is in the sought-after village of Silsoe. Seven miles away, in the traditional village of Clifton, the Hayfield Gate development is selling well in advance of the build programme, comprising 95 luxury houses. Hayfield Avenue in the quintessential village of Great Gransden has been newly launched to the Cambridgeshire marketplace, comprising 40 Arts and Crafts style luxury homes. Additional new sites are also well underway with construction in Woburn Sands – Buckinghamshire, and in Blunsdon – Wiltshire.
