Gleeson Homes has been granted planning permission to build 237 new homes in Louth, Lincolnshire.
The development, which will be known as Bracken Park, will see the 25 acre plot located off Brackenborough Road, Louth be transformed into beautiful, carefully designed, traditionally-built, quality, affordable 2, 3 and 4 bedroom semi and detached homes.
Prices on the development are anticipated to start from just £134,995 for a two-bedroom home. The Help to Buy: Equity Loan government scheme will be available on the development, as well as the Home Reach, part buy – part rent scheme, meaning these homes are expected to be highly desirable, especially amongst first time buyers and young families in the area.
Following the planning permission approval Gleeson has agreed to contribute £605 per plot to the NHS which equates to just under £150,000 and donate £844,070 towards education in Louth and surrounding Lincolnshire areas. To improve transport in the area, Gleeson are also donating £150,000 to fund a new local bus service, which will easily take residents around Louth. A bus stop will be incorporated into the new development, making commuting from Bracken Park even simpler.
To improve roads around the development, Gleeson is providing £5,000 towards Travel Planning and £5,000 towards Traffic Regulation Orders, moving the speed limit to the north of Bracken Park to 30mph, to make the developments three entrances safer. Gleeson will also provide new paving for crossing points near the site, a new road link and improved cycle way to Bollingbroke Road from Brackenborough Road and will widen road near local shops to improve parking.
The development has provision for green open space for residents to enjoy, with five portions of public open space to be created on the development. Two of the areas will host play areas for local children and families to enjoy. For those who love the great outdoors, Round Louth footpath will lead through the development, which will avoid walkers having to head across main road during their picturesque walk.
Construction at Bracken Park is set to begin in summer 2021, with the show homes opening in February 2022. The first new homes for sale will be released for sale in December 2021.
Gleeson currently has several developments in the Lincolnshire area, including Park Avenue, also in Louth, a development of 54 homes with prices starting from just £132,995. Construction is also underway at Wragby and Horncastle, giving Lincolnshire much needed affordable homes for young first time buyers.
