Housebuilder Gleeson has been granted planning permission to build 165 new homes located on land off Doncaster Road in Langold. The development, which will be known as Firbeck Fields will see the 18-acre site be transformed into beautiful and carefully designed, quality, affordable 2, 3 and 4 bedroom semi and detached homes.
Prices are anticipated to start at £132,995 for a two-bedroom home and there also will be an allocation of 25 affordable homes on the development.
To further increase the affordability of a home at Firbeck Fields, the Government’s Help to Buy: Equity Loan scheme will be available, meaning prospective homeowners will be able to buy with just a 5% deposit, ideal for first-time buyers and young families in the area.
Firbeck Fields is in a prime location with many amenities nearby, such as a variety of local shops including a convenience store, pharmacy, post office, doctor’s surgery, and dentist with a supermarket in nearby Carlton in Lindrick. Bassetlaw Hospital is only a few minutes’ drive from the development and there are a number of primary schools close by, with senior schools in Worksop and Dinnington.
Gleeson will contribute £95,750 towards public open spaces in the area, and will donate £73,934 towards the Community Infrastructure Levy, which will support the local community in delivering the infrastructure needed to support new homes. Additionally, Gleeson will make a Travel Plan contribution of £5,451 aiming to reduce congestion, noise, and air pollution in Langold.
Construction at Firbeck Fields is set to begin in June 2021, with the first new homes for sale released in winter 2021, and four show homes expected to open in February 2022. The first new homeowners are expected to move into their home in spring 2022.

Gleeson is seeking local labour and sub-contractors to work on this exciting new development, including applications from local young people who are interested in joining the Gleeson apprenticeship scheme.
