Leading modular housing company ilke Homes has signed a deal with Midlands’ landlord whg to deliver 43 factory-built homes in Warwickshire.
The 100% affordable housing development will use modern methods of construction and will see ilke Homes provide the land for development in addition to manufacturing the 43 brand-new affordable homes for whg.
ilke Homes secured the site from a private landowner and will, subject to planning, develop the site for 43-homes.
The homes will be manufactured at ilke Homes’ 250,000 sq ft factory in Knaresborough, North Yorkshire, before being completed on the site in Southam.
The deal is a further step in ilke Homes’ evolution from manufacturing homes to becoming a fully integrated developer and represents its second deal with Savills, who is one of the world’s leading property agents.
The company intends to make a reserved matters planning application immediately in order to secure a start on site in the latter part of the Summer 2021. The four-acre brownfield site already has outline planning permission and was previously allocated as part of the adopted core strategy for Southam.
The controlled factory environment allows ilke Homes to benchmark quality at numerous stages of production, ensuring that homes have superior energy-efficiency and can be run on a little as £1-a-day.
All the homes will be equipped with fully-fitted kitchens, bathrooms and bedrooms – underpinned with accreditations from NHBC, the leading home construction warranty and insurance provider.
The deal follows recent news that ilke Homes has also recently secured a 14.6-acre site which benefits from detailed planning consent for 227 homes in Grantham, Lincolnshire.
Tom Heathcote, executive director of development at ilke Homes, said: “We’re delighted to have secured another deal working with Savills. Thanks to our modular technology, we will deliver up to 43 high-quality homes for the local Southam community which will be some of the most sustainable in the UK.”
“By packaging up private land with turnkey development solutions in partnership with housing associations such as whg, we can quickly scale-up the delivery of high-quality, energy-efficient affordable housing across the country.”
Rebecca Bennett Casserly, corporate director of development at whg, said: “We are delighted to have completed the purchase of this site, facilitated by ilke’s new business model. This will not only support the delivery of affordable housing in an area of great need but also help us deliver on our ambitions for the wider adoption of modern methods of construction.
“We have been researching modular homes for some time and are looking forward to working with ilke Homes as we venture into our first scheme of scale.
“This exciting new development will deliver homes quickly and more efficiently; significantly contributing to our annual target of building more than 500 high quality and affordable homes.”
Chris Torbett, associate director at Savills, said: “We are delighted to have agreed this deal that will deliver much needed, sustainable and affordable homes in Southam. It has been a pleasure to work with the ilke team and we look forward to seeing the site progress.”
