National property developer and investor Zunikh has partnered with solar company Gryd to deploy fully-funded solar on a new-build apartment block in Enfield – the first apartment scheme to benefit from this model.

Funded and operated by Gryd, the rooftop solar will supply an estimated 30% of the building’s annual electricity demand. Generation will be allocated directly to the nine individual apartments, rather than limited to communal services – a UK-first which is expected to deliver average energy savings of £8.4k per apartment over 25 years.

The system is also expected to deliver a significant uplift in building performance, improving the EPC rating of each apartment from B to A.

Rooftop solar in multi-family developments is typically used only to power communal areas such as foyers, lifts and stairwells, with no direct impact on residents’ own energy bills or individual apartments’ EPC ratings. Gryd’s scheme is uniquely able to allocate generation to individual apartments rather than just shared services – a significant breakthrough for affordable solar adoption and unlocking higher EPC performance in high-density housing.

Developers of the UK’s first true solar subscription, Gryd’s model helps developers unlock higher energy performance and pass the benefits of onsite renewable systems directly to their buyers – without the upfront cost or maintenance burden of owning the solar hardware.

The development will also act as a testbed for innovative electric heating and hot water technologies as part of Zunikh’s wider strategy to transition away from gas boilers and improve operational efficiency across their sites.

Shakeel Adli, Founder and CEO at Zunikh, said: “We are excited to join forces with Gryd to deliver a substantial EPC uplift for our Enfield development, directly benefiting future residents with lower energy costs and a more sustainable living environment.

“This partnership not only ensures the building is future-ready amid tightening energy standards but also allows us to trial cutting-edge low-carbon heating and hot water technologies. It’s a key step in advancing our ESG ambitions and shaping the next generation of sustainable developments.”

Mohamed Gaafar, CEO and Co-Founder of Gryd, said: “We’re delighted to be working with Zunikh on their first solar-enabled apartment development.

“Apartment buildings have traditionally struggled to deliver meaningful solar benefits to individual residents due to limited roof space shared across multiple homes. That’s created a challenge for developers, where the cost of installing shared solar hasn’t always translated into clear value for buyers.

“This project shows how Gryd’s model can make solar stack up economically on higher-density schemes too, not just houses – where energy performance and bill savings for homebuyers are increasingly critical.

“We’re proud to be working with Zunikh to deliver higher EPC-rated homes, reduce carbon emissions and future-proof their buildings, without increasing development costs.”

Zunikh is an established UK property developer specialising in high-quality residential and commercial projects, including purpose-built student accommodation, retail and industrial schemes.
