<p>A key aspect of the consent is the package of financial contributions secured through the s.106 agreement, which will deliver meaningful benefits to local infrastructure and services. These include a £21,043 Biodiversity Net Gain (BNG) Monitoring Fee, ensuring the long-term stewardship and verification of ecological enhancements across the site. In addition, a £24,000 contribution has been allocated to the Herefordshire and Worcestershire Integrated Care Board (ICB), supporting local healthcare provision in response to population growth.</p>
<p>Education and accessibility have also been prioritised, with transport contributions of £29,665.41 for high school provision and £33,903.33 for middle school provision. These measures will help ensure that future residents are well connected to education facilities, reinforcing the development’s role as a sustainable and well-integrated extension of the existing community.</p>
<p>The scheme itself continues to demonstrate strong environmental credentials. Living Space has achieved an on-site biodiversity net gain of 26.47%, significantly exceeding national policy requirements and underlining the company’s commitment to delivering measurable ecological improvements alongside new housing.</p>
<p>With full consent now in place, Living Space will move forward with the next stages of delivery, including securing an affordable housing partner and progressing towards construction. The development represents an important addition to Worcestershire’s affordable housing pipeline and reflects a broader commitment to creating sustainable, high-quality rural communities supported by appropriate infrastructure and environmental enhancements.</p>

<p class="p1"><span class="s1">The 3.6-acre site located off Bedford Road (A603) and Park Road was previously unused agricultural land and Living Space sister company Terra secured planning permission for the scheme in May 2020. Construction began the following October.</span></p>
<p class="p2"><span class="s1">The design of the development was by residential design specialist A2 Urbanism &amp; Architecture and includes an area of public open space to encourage safe family play. All homes have private rear gardens and a generous provision of soft landscaping to fore gardens.</span></p>
