Application submitted for 1,200 new apartments in North London

Redrow has submitted plans for up to 1,200 additional apartments at the housebuilder’s flagship North London development, Colindale Gardens.

The regeneration project in Colindale is transforming the Metropolitan Police’s former training ground into a brand-new community. The scheme, which launched in 2016 has been a huge success with 1,350 homes sold to date and one-fifth of the new community already moved in.

The latest application will see the number of homes on the 47-acre site increase from 2,900 to approximately 4,000 to meet demand in the local area, with the London Borough of Barnet needing over 20,000 new homes by 2026 to meet the growing population[1]. The new apartments will be located in the south east corner of the site with pedestrian and cycle routes linking the new homes to the central park and amenities being provided at Colindale Gardens.

The 1,200 additional homes include a mix of one, two- and three-bedroom apartments, 35% of the homes will be affordable. Many of the homes will benefit from views out over the central four-acre park, which opened to the new and existing community in summer 2019. Alongside the new homes, a wide range of amenities are being delivered at Colindale Gardens, including a three-form entry primary school, health centre, shops, cafes and restaurants. Residents also have access to a 24-hour concierge and gym. Alongside the central four-acre park is a further five acres of open space provided across the development site in the form of tree-lined boulevards, play areas, outdoor exercise equipment and a trim trail.

Mark Parker, Regional Chief Executive of Redrow Greater London, commented, “Colindale Gardens has been exceptionally popular since we launched just over three years ago, and it shows no sign of slowing down with an average of four sales a week. One of its biggest attractions is the wide range of homes being delivered on site, which caters for buyers at different stages of their lives. The proximity of our homes to Colindale underground station makes it the perfect spot for commuters who are able to reach King’s Cross and The City in under half an hour, while the nine acres of green open space provided is also a very strong attraction.

“Colindale Gardens sits within a designated opportunity area and has been identified as a suitable space for the provision of much needed new homes for Londoners. This latest application continues to meet this need, providing homes in a sustainable location alongside vital community infrastructure. We look forward to continuing to work with London Borough of Barnet, our neighbours and residents as this application progresses.”
The planning application has been submitted to the London Borough of Barnet and is expected to be considered by the council’s planning committee in the coming months.
