Macbryde Homes confirms plans for new homes in Dyserth

Macbryde Homes has confirmed its plans to bring new homes for first time buyers and families to Dyserth.

Plans outline the St Asaph-based housebuilder’s intention to construct 61 new homes, ranging from two- to four-bedrooms, all at two-storeys high, with six of the properties designated as affordable housing.

The announcement follows much speculation relating to the land off Meliden Road and with contracts now exchanged with Denbighshire County Council, the planning process is moving forward.

Managing Director of Macbryde Homes, Gwyn Jones commented, “Dyserth hasn’t benefitted from a development of this kind in many years and the need for good quality, affordable family housing is therefore at its most acute here.

“The land which we are purchasing from the local council has already been allocated within its own local development plan and we have carried out all our due diligence, planning and preparation to date, with the needs and views of local residents front of mind.”

The proposed homes will be comprised of two- and three-bedroom terraced properties; three-bedroom semi-detached homes; and both three- and four-bedroom detached dwellings. Parking for between two and four vehicles will be provided for each plot, depending on size, and each will enjoy a private garden area.

Gwyn Jones continued, “We pride ourselves on the time we invest prior to the formal planning stage to ensure that the housing need is justified and address a genuine local need; the design of the homes compliments the local environment; and that all due diligence is comprehensively carried out.

“Indeed, as part of that thorough process of due diligence, we worked closely with The Clwyd-Powys Archaeological Trust (CPAT) earlier this year to ensure that no significant archaeological features would be threatened by our plans.  This process concluded that there was no reason to not proceed with our application.

“Formal planning was, therefore, submitted in October and is now at the Consultation Stage. We’re very much hoping that we’ll be able to start on site in the summer of 2019 and bring the people of Dyserth the quality, affordable homes that are so desperately needed in the area.”
