First Fylde scheme for Anwyl Homes

The acquisition of a nine-acre site in Warton, between Preston and Lytham St Anne’s, marks further expansion for Anwyl Homes Lancashire.

With plans in place for 96 new homes, the development will be Anwyl’s first in Fylde and the eighth active outlet for the firm’s Chorley-based Lancashire operation.

The site off Lytham Road, in Warton, has been purchased from Hallam Land Management and already has reserved matters approval for one and two-bedroom apartments and two, three and four-bedroom houses.

Anwyl’s development will include 30 affordable units of mixed tenure, with the remaining properties to be sold on the open market. As well as the affordable housing, Anwyl will fund community benefits worth circa £380,000, including £182,732 towards local primary school education, a £125,000 bus service contribution, plus circa £42,000 worth of highway improvements and public realm works.

John Grime, managing director of Anwyl Homes Lancashire, said: “This is the fifth site we’ve bought in the county of Lancashire, following up on recent acquisitions in Barton and Burscough. We also have projects underway in Merseyside and Cheshire.

“The Warton site is an integral part of our plans for the Lancashire region to deliver more than 400 homes per annum by 2023. This area of Fylde is perfect for our thoughtfully designed range of family homes and we expect it to be a very popular development.”

Just over a mile from Lytham and six miles from Preston, the development will enjoy a location that’s as sought-after as it is convenient. Popular Lytham promenade is close enough to walk or cycle, with the sandy beach of St Anne’s just a few miles further on.

Accessibility to and from the M6 motorway will be boosted in 2023 with the opening of the new Preston Western Distributor, linking Preston and the southern Fylde to the M55 motorway via a new junction.

There are shops, schools and services locally, including convenience stores in Warton itself and a Booths supermarket in nearby Lytham.

Anwyl intends to start access and infrastructure works in March and to begin building homes a couple of months later. Show homes and a sales centre are set to open late summer.
