First bricks laid in Kidderminster

Construction work is progressing at the Queen’s carpet maker – Victoria Carpets’ – former sports ground in Kidderminsteracre development site, which is being transformed into an £8million residential scheme.

All 48 new homes are being developed for affordable housing provider Stonewater, with Solihull-based Living Space Housing having sourced the land, secured planning and now constructing the scheme.

The previously derelict site is located off Spennells Valley Road and neighbours Kidderminster Golf Course. Living Space is set to deliver the first tranche of completed new houses and apartments this autumn, with the development scheduled for completion in February 2021.

Phil Morgan, Production Manager of Living Space Housing said: “Work is moving on at a pace at this prime development site, which is ideally located on the outskirts of Kidderminster town centre. Now that the enabling works have taken place, the superstructure bricks are being laid and the first tranche of homes will be handed over to Stonewater this autumn.

“This expansive Kidderminster scheme has driven us to set up the extensive supply chain we now have in place across Living Space’s development portfolio. We are very grateful for the support from our sub-contractors, consultants and the entire Stonewater team.”

60 per cent of the homes will be available for affordable rent, with the remainder available to buy through Stonewater’s shared ownership scheme. The developable area is enclosed by mature trees and the new homes are being constructed using two complementary types of red brick, as well as render. The properties will be surrounded by public open space and a newly created ecological area.

Living Space Housing launched to the market in 2019, as a new company specialising in providing an end-to-end service to Registered Providers (RPs), enabling them to deliver more homes with greater efficiency. Living Space takes care of land, planning, design, build and development. It can also assist RPs by delivering open market homes in order to help with a scheme’s viability. This enables Living Space’s clients to be able to focus on the funding and management of high-quality homes for their residents.

Based at The Courtyard on Warwick Road in Solihull, Living Space has seven development sites either under construction, or in solicitors’ hands across the wider Midlands region. The developments represent a combined construction value of in excess of £37million, delivering 322 new homes to the market.
