The 10.5-hectare £28.5m site, formerly known as Strawberry Fields, is off Euxton Road next to the £8.4m Digital Hub, which opened last year and aims to provide high value jobs. The development will comprise a mix of two-, three- and four-bedroom family houses available for sale, with properties also available for affordable rent and shared ownership.
Graeme Scott, sevelopment Director at Trafford Housing Trust, said: “This Euxton Road site meaningfully responds to housing needs in Chorley by providing a range of homes for various tenures to meet the needs of those on different incomes. 50% of the homes will be available for shared ownership and affordable rent. Well positioned for the hospital, motorway and employment opportunities, we aim to create a genuinely sustainable community to be proud of.
“Trafford Housing Trust’s profit for purpose model means any profits generated by our activity are reinvested in our social objectives, which include providing affordable housing, tackling poverty, providing employment and creating training opportunities.”
Duncan Williams, Regional Director at designated contractor Seddon, said: “Our strong partnership with Trafford Housing Trust and Laurus Homes is driven by the need to deliver high-quality, affordable homes for local people. These plans will provide Chorley residents with superior standard family homes, while creating a brand-new, thriving community.”
Following consultation, Trafford Housing Trust has designed the scheme to include additional mature and semi-mature planting to the boundary with properties accessed from Strawberry Fields, and the development will provide enhanced separation and privacy distances to the existing homes to protect the privacy and views of residents.
Financial contributions are also being provided to cover playing pitches, public open space and play areas locally, which will benefit both new and existing residents. In addition, the scheme will be liable for the Community Infrastructure Levy, which will fund educational facilities amongst other things in the vicinity.
Work will start on site in Spring 2020: the designated contractor is Seddon and the planning agent is Euan Kellie Property Solutions.
