<p>Bellway is making the payments under the Community Infrastructure Levy (CIL), a charge on new development that local councils use to fund essential infrastructure such as schools, roads, public transport and community facilities.</p>
<p>Construction work is continuing at Rowden Chase, part of the wider 1,000-home Rowden Park Garden Village neighbourhood being created to the south of Chippenham. Two showhomes opened their doors and the first properties will be ready for occupation in May.</p>
<p>A range of two to five-bedroom houses are being built for the private market at Rowden Chase, alongside 68 affordable homes for low-cost rent or shared ownership comprising one and two-bedroom apartments and two to three-bedroom houses.</p>
<p>Christel Hawkins, Sales Manager for Bellway South West, said: “Creating sustainable and desirable communities where people want to live is about more than building new homes. It’s also about investing in the facilities and services which are important to people’s everyday lives.</p>
<p>“The financial contributions we are making through the CIL for Rowden Chase will help to fund vital infrastructure projects such as the building of new schools, upgrades to the highways network and expansion of GP surgeries.</p>
<p>“This investment will therefore benefit not only new residents at Rowden Chase but the wider community. <p>Bellway’s Rowden Chase development represents phases four and five of the Rowden Park Garden Village neighbourhood and is situated at the southern end of the wider site, partly bordering the planned riverside park to the north-east.</p>
<p>The newly-opened showhomes are located at the western edge of Rowden Chase, where the entrance to the development is accessed via a roundabout junction with the B4643.</p>
<p>The homes at Rowden Chase, which have been designed to reflect the local architecture of Wiltshire, will feature low-carbon technologies such solar panels and electric vehicle charging points to enable residents to minimise their energy bills and allow for the use of greener modes of transport.</p>
<p>Wiltshire Council collected just over £9.23 million in CIL payments from developers during the 2024-25 financial year. Infrastructure projects in Chippenham which the council has earmarked to receive CIL funding include an expansion of Abbeyfield School, upgrades to the A350 Chippenham Bypass, Junction 17 of the M4, and the A338 Southern Salisbury Junction, as well flood mitigation works and enhancements to the River Avon.</p>
<p>A selection of two, three and four-bedroom homes are currently available to reserve at Rowden Chase, with prices starting from £315,000. The two showhomes are built in the three-bedroom Mason and four-bedroom Goldsmith house designs.</p>

<p>The carefully considered scheme has been designed with sustainability in mind, and all homes will include solar panels and EV charging points as standard and achieve an EPC rating of A or above.</p>
<p>Located in a semi-rural setting with convenient transport links to both Huddersfield and Halifax, Cedar Grove will offer buyers a balance of countryside living and convenient connectivity.</p>
<p>The site is surrounded by an original dry-stone wall, which will be fully refurbished, and homes will be built using traditional-style stone bricks, keeping the development in harmony with the character of the surrounding area.</p>
<p>As part of the scheme, the housebuilder will also contribute approximately £240,000 towards local education, transport improvements, green space and biodiversity enhancements.</p>

<p>The new homes comprise a mix of four-bedroom end terrace properties alongside two- and three-bedroom terraced villas, designed to meet the needs of family life. Built to modern standards, the homes will incorporate a range of sustainability features, including energy-efficient building fabric, enhanced insulation, air-source heating systems and water conservation measures. These features will help to reduce environmental impact while lowering household energy costs for residents.</p>
<p>This marks an ongoing collaboration between AS Homes and Glen Oaks Housing Association, following the successful completion of the previous phase of the Arden regeneration project in 2020.</p>
<p>The development will also include thoughtfully designed open spaces, creating strong physical and social connections between this new phase and the existing community. Landscape proposals aim to enhance local biodiversity, ensuring that both new and existing residents benefit from an integrated, attractive and environmentally responsible neighbourhood.</p>
<p><strong>Paul Kelly, Managing Director of AS Homes, said:</strong> “This site start represents an important milestone in our continued partnership with Glen Oaks Housing Association. We are proud to be delivering high-quality, energy-efficient homes that will make a real difference to families in Arden. <p>The milestone was marked with a special ribbon-cutting ceremony attended by members of the Morrish family, who gathered to celebrate the launch and commemorate Steve Morrish, joint managing director, who played a key role in shaping the project before his passing in 2021.</p>
<p><strong>Eugene Rapson, Morrish Homes’  joint managing director, said:</strong> “We are incredibly proud to officially open The Hamlet, which represents a truly special collection of houses for Morrish Homes. Individuality has been at the forefront of every design decision, resulting in properties that are all completely distinct in their layout, character and appearance.</p>
<p>“We have also incorporated several personal touches. The owl motif on the lychgate is a tribute to Steve Morrish, affectionately known as the ‘wise owl’ by the family, while the house names reflect places he loved to visit &#8211; Studland, Corfe and Lulworth to name a few.</p>
<p>“What’s more, this launch marks the final chance to purchase a thatched cottage at Poundbury, adding to the significance and exclusivity of The Hamlet. Beneath the traditional exteriors lies everything you would expect of a 21st-century Morrish home &#8211; thoughtfully designed layouts and refined interiors.”</p>
<p>With direct design input from His Majesty King Charles III, The Hamlet reflects his long-standing architectural principles, celebrating heritage, sustainability and timeless design.</p>
<p>No two homes at The Hamlet are the same. Each detached house has been individually designed with its own unique floorplan and architectural identity. While three of the six homes feature thatched roofs, hand-crafted by a master thatcher, the remaining three Arts and Crafts houses boast striking architectural detailing &#8211; from large porches with intricate timber supports, to a polygonal feature window &#8211; making it one of the most distinctive areas of Poundbury.</p><div id="phpdo-3301349637" class="phpdo-content_2 phpdo-entity-placement"><!-- /111384791/phpd-inline-mpu-2 -->

<p>Funded and operated by Gryd, the rooftop solar will supply an estimated 30% of the building’s annual electricity demand. Generation will be allocated directly to the nine individual apartments, rather than limited to communal services &#8211; a UK-first which is expected to deliver average energy savings of £8.4k per apartment over 25 years.</p>
<p>The system is also expected to deliver a significant uplift in building performance, improving the EPC rating of each apartment from B to A.</p>
<p>Rooftop solar in multi-family developments is typically used only to power communal areas such as foyers, lifts and stairwells, with no direct impact on residents’ own energy bills or individual apartments’ EPC ratings. Gryd’s scheme is uniquely able to allocate generation to individual apartments rather than just shared services &#8211; a significant breakthrough for affordable solar adoption and unlocking higher EPC performance in high-density housing.</p>
<p>Developers of the UK’s first true solar subscription, Gryd’s model helps developers unlock higher energy performance and pass the benefits of onsite renewable systems directly to their buyers &#8211; without the upfront cost or maintenance burden of owning the solar hardware.</p>
<p>The development will also act as a testbed for innovative electric heating and hot water technologies as part of Zunikh’s wider strategy to transition away from gas boilers and improve operational efficiency across their sites.</p>

<p>Early ground investigations confirmed deep and variable fill across the development parcels. To address this, Perega has designed a piled foundation solution with piles driven up to 25 metres through the deep unstable material to sufficiently embed into the soil beneath. The piles are linked by reinforced concrete ground beams to support the walls of the masonry housing with precast concrete floors. Pile layouts have been coordinated with the architectural design to suit each parcel and tying beams were omitted where the pile’s lateral capacity allowed. This reduced concrete volumes while maintaining structural performance.</p>
<p>Water neutrality has been a key driver of the overall civil engineering strategy. Perega has incorporated sustainable drainage systems (SuDS) across the site, including permeable paving and controlled discharge developed in coordination with the wider drainage masterplan. Ground beam concrete mixes include GGBS to reduce embodied carbon and a cut-and-fill earthworks approach retains material on-site to limit waste and vehicle movements.</p>
<p>The civils package includes highways, drainage and external works delivered within defined level constraints. Perega is managing technical approvals with the local Highways Authority and AWIN – an independent water company – while supporting the project through RIBA Stages 4 and 5 across multiple parcels.</p>

<p>Located on Ings Road in the North Lincolnshire village, the site has been purchased in a deal with land promoter Strategic Land Group (SLG) and has detailed planning consent for 74 properties.</p>
<p>The Newett Homes development, named The Paddocks, will deliver a mix of two, three and four-bedroom houses designed to appeal to a wide range of buyers, from first-time purchasers to growing families and downsizers.</p>
<p>Of the 74 homes, 14 will be affordable properties delivered in partnership with Vico Homes, helping to meet local housing needs.</p>
<p>Set within a small, rural village, The Paddocks will offer residents a blend of countryside living with modern convenience and has been designed to reflect its surroundings, incorporating green open space, a park and picturesque views.</p>
<p>All homes at The Paddocks will be built with sustainability in mind, featuring solar panels, electric vehicle charging points and targeting an EPC A rating, ensuring high levels of energy efficiency and lower running costs for residents.</p>

<p>As part of the ‘Smarter Inside’ approach, fabric performance is designed and built in, delivering low-energy living, long-term durability and compliance with current and future regulatory standards, including achieving the performance of the Future Homes Standard with no additional works required on site. The housing range also meets and exceeds Homes England’s minimum requirement for a Pre-Manufactured Value (PMV) of 55% using only the timber frame build system; and allows the frames to be windproof and watertight on site in one day.</p>
<p>The specified components are consistent, using a limited range of window sizes and uniform bathroom and WC setting-out to ensure the efficient procurement of materials from a variety of manufacturers, while reducing embodied energy usage through material optimisation and repeatability.</p>
<p>The homes are also land-efficient, with the width of each floorplan reduced to ensure roads, footpaths and services are minimised, and a consistent depth of floorplan, enabling seamless terracing and efficient master planning. The result is a flexible yet controlled housing portfolio that can be confidently deployed across a range of development sizes and locations.</p>
<p>While standardisation is key, each home incorporates individual design flexibility to factor in local need, planning context and long-term adaptability, such as identified space for future showers in ground floor bathrooms; additional kitchen storage; and space for air source heat pump hot water cylinders. This ensures Registered Providers retain control over specification and appearance, while futureproofing for simple adaptions to suit lifestyle changes or improved energy efficiency.</p>
